BMV Market – Terms & Conditions
(Buyer’s Agent & Deal Exchange Platform)
1. About BMV Market
BMV Market (“we”, “us”, “our”) operates as a buyer’s agent and deal exchange platform for UK property investors.
We are not:

an estate agent
-
a property portal or marketplace
-
a lender, valuer, or solicitor
Our role is to introduce, assess, and support the placement of property opportunities between sellers, agents, and verified buyers.
2. Scope of Services
BMV Market may, at its discretion:
-
assess property opportunities for suitability
-
introduce opportunities to verified buyers
-
facilitate communication between relevant parties
-
support transaction progression through to exchange
We do not:
-
provide valuations or investment advice
-
guarantee pricing, returns, or completion
-
act on behalf of sellers
3. Buyer Verification
Access to opportunities is restricted to buyers who:
-
have completed our verification process
-
have confirmed acquisition criteria
-
have demonstrated funding capability appropriate to the transaction
We reserve the right to refuse access or withdraw opportunities at any time without explanation.
4. Fees
Buyer Fee
A buyer fee is payable only if a transaction successfully exchanges contracts where the buyer was introduced to the opportunity by BMV Market.
The buyer fee is:

1.5% of the agreed purchase price

Minimum fee: £5,000
-
Payable on exchange of contracts
If a transaction does not exchange, no buyer fee is payable.
What the Buyer Fee Covers
The buyer fee reflects our role as a buyer’s agent and includes:
-
buyer verification and onboarding
-
opportunity assessment and underwriting
-
controlled access to opportunities
-
coordination with agents and sellers
-
transaction support through to exchange
The fee is not payable for introductions alone, but for successful execution resulting in exchange.
5. Seller Fees
BMV Market does not charge sellers fees.
6. Agent Relationships
BMV Market:
-
does not act as an estate agent
-
does not take agent commission
-
does not interfere with agent–vendor agreements
Agents retain their agreed fees directly with the seller.
7. No Guarantee of Completion
Property transactions are subject to numerous factors beyond our control.
BMV Market does not guarantee:
-
completion of any transaction
-
acceptance of any offer
-
achievement of any pricing or return
Participation is at the buyer’s own commercial risk.
8. Confidentiality & Use of Information
All opportunity information provided by BMV Market:
-
is confidential
-
is provided solely for the purpose of assessing a potential transaction
-
may not be shared, distributed, or relied upon by third parties without written consent
9. Circumvention
Buyers agree not to circumvent BMV Market by:
-
engaging directly with sellers or agents introduced through us
-
seeking to avoid payment of the buyer fee
This obligation applies for 12 months from the date of introduction.
10. No Advice Disclaimer
Any information provided by BMV Market:
-
does not constitute financial, legal, or tax advice
-
should be independently verified
-
should be reviewed by the buyer’s professional advisers
11. Limitation of Liability
To the maximum extent permitted by law:
-
BMV Market shall not be liable for any loss arising from reliance on information provided
-
all decisions remain the responsibility of the buyer
Nothing in these terms excludes liability for fraud or matters which cannot be excluded under UK law.
12. Termination
We may suspend or terminate access to the platform at any time where:
-
these terms are breached
-
information provided is misleading
-
behaviour is deemed inappropriate or non-commercial
13. Governing Law
These Terms & Conditions are governed by and construed in accordance with the laws of England and Wales.
