How we assess, rank, and release investment opportunities
Each deal is assessed across four pillars: The lowest-scoring pillar caps the overall deal score.
We assess how compelling the entry price is against genuine market value using sold comparables and conservative assumptions.
We assess the strength of rental yield or resale margin using realistic income and cost assumptions.
We assess refurbishment scope, legal structure, planning/licensing exposure, and execution complexity.
We assess how easily the property can be let, refinanced, or resold based on demand and buyer depth.
What Are The Steps?
1. Sourcing. We source opportunities through trusted agents, sellers, and off-market channels.
2. Underwriting & Scoring. Each deal is reviewed, stress-tested, and assigned a Deal Score.
3. Buyer Qualification. Buyers are verified before receiving full deal packs.
4. Deal Exchange Support. We remain involved through heads of terms and legals to drive exchange. We arrange for you to go and view the property. We believe it is important that you or your representative view the property you are about to purchase to make sure that it is the right fit. We ask that you make yourself available to view the property promptly as most of the vendors are looking for a quick sale and require speed and certainty.
5. Fee on Exchange. Buyer fees are payable only when exchange completes.
